I am looking to purchase a buy-to-let property in the UK - what are the options?

Typically you will need a minimum 25 per cent deposit for a buy-to-let mortgage, with the rental income effectively defining how much you can borrow.

With some lenders, if the rental is not sufficient, the personal income of applicants can be taken into account to increase the loan amount.

We also have access to lenders who will consider applicants looking to buy property in a limited company.

What is a limited company buy to let mortgage ?

Similar to traditional mortgages secured for a private individual, a limited company buy to let mortgage is different in that it is secured under a company which is eventually owned solely by you or with your co-investors. Your co-investors can be your family members or business partner(s). The majority of the lenders will accept up to four shareholders/directors. A property investment company is a special purpose vehicle which is an alternative to borrowing in your own name.

 

What are the recent changes announced by the regulator that can impact the loan amount I can borrow on a buy to let mortgage?

The Bank of England’s PRA (Prudential regulatory authority) has set out new guidelines on rental stress test for buy to let mortgage. A rental stress is method which is applied by lenders to calculate your maximum loan amount based on the rental income from property. The broad guidelines are:

  • Lenders should assume a minimum borrower interest rate of 5.50%. The reason behind is that lenders should take account of likely future interest rate increases.
  • Interest Cover Ratio to be increased from 125 per cent to 145 per cent (This is has been introduced so that lenders should take into account all the management costs plus the borrower’s tax position, especially given the recent changes to tax relief mentioned above.
What is the maximum loan to value (LTV) I can get on a buy to let mortgage ?

The maximum loan amount depends on the renal income from the property. For example, if the monthly payment to the bank is £1000, the bank would expect rental income from £ 1250 to £1450, depending upon the ownership structure.

The £1000 payment will generally be calculated at a notional rate of 5.5% although you might be borrowing at a much lesser rate. The only exception to this is a five year fixed rate product in which case the monthly payments are calculated at the pay rate or very close to the pay rate.

Being an Expat or foreign national, can i get a mortgage to purchase a commercial property ?
